A planning application has been made by Wimpey Homes to build 72 homes - including two blocks of flats - behind Downscroft which is accessed from Valebridge Drive.

 

This proposed development has been made possible by the sale of Nos. 25 and 26 Downscroft to Wimpey Homes for demolition and the creation of an access road.

 

Whilst it is accepted that new homes are needed, it is essential that appropriate infrastructure is available to cope with the impact on Worlds End of 72 additional properties.  Additionally, the use of green fields for building is to be deplored.

 

Objectors to the application cite the following reasons for their objection:

·         Access (access road into site not designed to take this much traffic, on street parking etc)  Not to mention dangers of eight-wheeled construction traffic throughout the day.

·      Drainage issues locally – under PPG25 (flood risk assessment) it states that any site has to consider the impact locally.  Worlds End has a history of flooding.

·       Height and Style – 3 storey houses and flats is out of keeping with the local area and will overlook and dominate houses in Downscroft.

·       On-street parking is evident locally – therefore site will be car dependent and 1.5 spaces per property is not enough in reality.  Likely 280 car movements per day, at least.

·       The Bolnore by pass will incorporate a new roundabout onto Rocky Lane which will generate an increase in traffic through Worlds End.  The four main roads leading to Worlds End are already five per cent over-capacity at peak times.

Theobalds/Downscroft

70+ houses behind Downscroft and Theobalds Farm.

‘Eldridge Vale’ Caravan site Valebridge Road 20 houses. This abuts the path across the railway to Bedelands Reserve. The owner has been trying to build here for twelve years, despite being implacably opposed by both residents and MSDC.

Cants Lane  475 houses to be built off Cants Lane on the site of the Keymer Tile Works.

Freeks Lane Land stretching from the Refuse site through to the Football Club has been bought by Rydon Homes for development.

Manor Road  147 homes with a proposed entrance from Welbeck Drive.

comment:

WEA is not against development per se, but is against inappropriate building which detracts from the appearance of the locality.  It is certainly against the trend of in-fill development which is carried out without regard for the local infrastructure. 

The Theobalds scheme is a good example of this type where Worlds End and Burgess Hill are being asked to absorb housing approved by Lewes (East Sussex Council) which they want to build right up to the border with West Sussex. This means our roads, schools, transport, leisure infrastructure are going to be overwhelmed. 

WEA has proposed that Planning Authorities, such as District Councils are required to consult border authorities before approving developments that will have a cross border effect.
